If you’re a hands-on landlord and prefer to handle the management of your property yourself, we can offer help where you may need it most with our lettings service. At KP Living, we have multiple tenants registered with our lettings department waiting for their next property. We can help you to set the right rental price to attract reliable tenants, and once they have been fully referenced, we will leave the daily management to you.

KP Living lettings service includes:

  • Agree the rental value
  • Book professional photography for your property and market accordingly on relevant portals
  • Advise on current legislation
  • Erect a marketing board outside of the property in accordance with the Town and Country planning act 1990
  • Arrange and conduct viewings
  • Negotiate and agree the offer
  • Fully reference tenants
  • Arrange for gas checks to be completed
  • Arrange for the installation of smoke and carbon monoxide alarms
  • Arrange for professional cleaning to be carried out prior to the start of the tenancy
  • Book the inventory check in service
  • Advise on NRL scheme and HMRC (if applicable)
  • Carry out right to rent checks of tenants
  • Issue our solicitor-drafted tenancy agreements
  • Arrange for keys to be cut
  • Ensure tenants receive up to date required legislation

Letting and rent collect

Our rent collection service is ideal for landlords who wish to remain responsible for the daily management of the tenancy, the maintenance of the property and property inspections but would like support with some of the financial and administrative duties. Within this service we offer market guidance on the rental value you can expect to achieve in the current market, as well as pertinent advice on any legislation to be taken into consideration.
