Tenant information

At KP Living we believe in complete transparency and strive to be upfront and honest about any fees that may be payable. In line with the Tenant Fees Act 2019, as of 1st June 2019, we do not charge our tenants any additional administration fees. Any charges that may be incurred will only be applicable if a tenant requests or causes one of the specific additional services or fees set out elsewhere on this page. 

The following charges are payable or potentially payable by a tenant:

  • Holding deposit (equivalent to 1 weeks' rent)
  • Security deposit (equivalent to 5 week's rent for annual rent below £50,000 or 6 week's rent for annual rent of £50,000 and above)
  • Rent and Utility bills (payable as outlined in the Tenancy Agreement)
  • Lost Keys (tenants are liable for the cost of replacing any lost keys or security device, including a change of lock or replacement of device if required)

Every deposit we hold is registered with and protected by the TDS Custodial Scheme. In line with legislation introduced in April 2007 all deposits being paid by a tenant for an Assured Shorthold Tenancy must be registered with a recognised deposit protection scheme within 14 days. As regulated members of ARLA and Propertymark this means that any monies we hold is insured. This gives our clients peace of mind and financial protection that their money will always be safe in our hands under the Propertymark Client Money Protection Scheme. The scheme accounting rules, as well as our conduct and membership rules, can be found in the Propertymark Conduct and Membership Rules.

KP Living is a member of The Property Ombudsman (TPO) and we subscribe to the TPO Code of Practice for Residential Lettings Agents. This government approved independent redress schemes gives consumers additional protection beyond that required by law. Our clients therefore have assurance there there is free and fair redress available in the unlikely event of an unresolved dispute involving our agency.

Payment of £50 applicable if any rent is more than 14 days overdue

Payment of £50 should the standing order of the tenant not be paid or is recalled

Payment of £50 if the tenant alters the mutually agreed time of the “check in” or “check out” provided that if either the tenant or KP Living does not attend a second appointment a check out report will be prepared by the inventory clerk at that time

Payment of £50 for rectifiying or remedying any breach by the tenant of the tenant's obligations under the tenancy agreement, including those relating to the cleaning of the premises, its fixtures and fittings, replacing any items damaged or broken and reinstating any fixtures and fittings to its original position as reflected in the "check in" inventory report

Payment of £50 plus 40p per mile travelled by the property inspector if the tenant cancels a mutually agreed visit by KP Living property management team by giving less than 48 hours notice of cancellation, or if the property manager is unable to gain access to the premises

Payment of £100 if any defaults caused by the tenant require an additional "check out" visit by the inventory clerk at the end of the tenancy

Payment of reasonable costs of any bank or other charges incurred by the landlord or KP Living if any cheque written by the tenant is dishonoured or if the tenant's bankers withdraw any standing order payments
