Our Selling Process
The first step to achieving a successful sale is having an accurate valuation. With a wealth of knowledge in property and data to reference, we can determine an informed and realistic price. This is one of the most important stages in the selling process. An incorrect price can encourage low offers and lead to your property becoming stagnant within the sales market. Accurate marketing appraisals are used from the start as we refuse to overvalue just to gain business.
Getting your property ready
We’ve all heard the tips to maximise the space and ambience of your home. This is key for attracting prospective buyers to view your property and make an offer. Freshly painted walls in neutral colours do wonders for making a room feel bright and spacious. Well-lit open spaces create a fresh and clean feeling and ambient lighting adds warmth to entryways. As part of our service we offer a bespoke consultation outlining the best ways to present your property ready for viewings.
To present and market your property to its full potential we will arrange for professional photography, create floorplans and produce property particulars. We use major marketing portal sites such as Rightmove, Zoopla and PrimeLocation to give your property the best exposure, as well as our website and office window. We will provide you with a weekly progress report to keep you informed of all activity and so that we are kept updated on your situation.
You do not have to accept the first offer you receive or sell to the highest bidder. If your main aim is a quick sale, a chain-free, first-time buyer or someone who has already sold their property may be a better option. We gather in-depth information from all offers we receive so that you can make an informed decision.
Conveyancing/Liaising with each party
Once we have an accepted offer, we will contact both parties’ solicitors to start the conveyancing process. This is the stage in the sale where we really get to show you how we go the extra mile for every client. We will liaise with all parties (solicitors, mortgage lenders, surveyors etc.), to ensure the sale is running smoothly and provide everyone with regular updates. We will gladly take your instruction as to how involved in the conveyancing process you would like us to be. Rest assured that we will be more than happy to consult on your behalf for the entire duration of the sale and guide you through the whole process from start to finish.
For us, the transaction isn’t complete until we are absolutely sure that every client is happy with our service. Even then, our door is always open and we welcome our clients to come and visit us for anything they need, long after the sale is complete.
